HDB Room Rental Rules for Landlords in Singapore
A practical checklist for landlords renting out a common room, master room or spare bedroom in a HDB flat.
1. Check whether bedroom rental is allowed
HDB bedroom rental is not just a private arrangement. Eligible flat owners should check the latest HDB conditions and apply for approval before the tenancy starts or is renewed.

2. Confirm who will be staying in the flat
Clarify the tenant’s nationality, work or student pass, occupation, number of occupants, move-in date and lease duration. This avoids problems later when applying for approval or preparing the tenancy.
建议先确认租客国籍、准证、职业、入住人数、入住日期和租期，避免之后申请或签约时出现问题。
3. Set house rules clearly
- Cooking arrangement
- Visitors and overnight guests
- Aircon timing or usage
- Washing-machine frequency
- Utilities, WiFi and cleaning arrangement
- Smoking, pets and quiet hours
4. Prepare photos and viewing details
Take clean photos of the room, bed, wardrobe, window, toilet access and common areas. Clear photos can reduce repeated questions and attract more suitable enquiries.
